Best Areas for a Luxury House in Bangkok: East, West, City or Nonthaburi?
Illustration

Short answer: the best area for a luxury house in Bangkok depends on your daily routine. East Bangkok (Bang Na, Krungthep Kreetha, Phatthanakan, Rama 9) has the widest choice and many international schools. West Bangkok (Ratchaphruek, Pinklao) gives more space for the money. Nonthaburi is the value pick for families, and the city centre is for buyers who prioritise a short commute and accept limited supply. Below we compare all five zones using the 103 detached-house projects we track.

East Bangkok: the deepest luxury market

Krungthep Kreetha Road and the streets around Phatthanakan and Rama 9 hold the largest cluster of premium estates in Bangkok. Developers such as Sansiri, SC Asset, Land & Houses and AP all build here.

Why buyers choose the east

  • Several international schools, including Bangkok Patana, Brighton College and Wellington College
  • Quick access to Suvarnabhumi Airport and the motorway to the Eastern Seaboard
  • The most choice at every budget from THB 15 million to THB 100 million

Trade-offs

Main roads such as Krungthep Kreetha and Bang Na–Trat are busy at rush hour, and the area is large: a project at the Rama 9 end and one at Bang Na km 10 are very different commutes.

West Bangkok: space and greenery for the budget

Ratchaphruek, Borommaratchachonnani, Pinklao and Kanchanaphisek roads offer larger houses and gardens than similar budgets in the east. The area feels greener and quieter, with easy access across the river via Pinklao Bridge and the MRT Blue Line.

Trade-offs

There are fewer international schools on the west side, so families should test school runs carefully, and some projects are far from rail lines.

Nonthaburi: family value

Chaengwattana, Ratchaphruek (Nonthaburi section), Rattanathibet and Ngamwongwan are established family areas with large shopping malls, government offices and the MRT Purple and Pink lines. International School Bangkok is in Nichada Thani, Pak Kret. The median starting price in our data is around THB 20 million — about a third less than the east and west.

City centre: rare and expensive

Detached houses in Sathorn, Rama 3 and Sukhumvit are scarce. Prices range from compact homes around THB 16 million to trophy properties above THB 200 million. If you need the centre but cannot find the right house, a luxury condominium may be the better trade-off.

North Bangkok: practical and well connected

Along Vibhavadi Rangsit, Ratchayothin and Don Mueang you are close to Don Mueang Airport, the Chatuchak business district, the Don Mueang Tollway and the BTS and SRT Red lines. Harrow International School is in Don Mueang. Luxury supply is limited and mostly in the THB 15–23 million range.

Price per square metre: a fairer comparison

Headline prices hide differences in house size. Dividing each project’s starting price by its published living area gives a fairer picture of value between zones:

ZoneMedian price per m² of living areaProjects with data
City centre~THB 122,0005
East~THB 86,00042
North~THB 77,0004
West~THB 75,00026
Nonthaburi~THB 64,00016

On this measure, the same budget buys roughly a third more living space in Nonthaburi than in East Bangkok, and the centre costs about 40% more per square metre than the east. The north and the city centre have few projects, so treat their figures as indicative.

How to choose between areas

  1. Map your fixed points. Office, school and the hospital you use.
  2. Drive it at rush hour. 7:30 am and 5:30 pm, on a weekday.
  3. Compare like for like. Use price per square metre of living area, not the headline price.
  4. Look at the future. Ask about planned rail lines and roads — and about vacant land next to the estate.
