Luxury House Bangkok: The 2026 Buyer’s Guide to Detached Homes
Prices, plot and house sizes, the best zones and a shortlist method for buying a luxury detached house in Bangkok — based on 103 projects we track.
Short answer: a new luxury detached house in Bangkok and its suburbs typically starts at around THB 15–30 million, usually sits on about 60–130 square wah of land (240–520 m²), and offers roughly 250–500 m² of living space with four bedrooms. Most of the supply is in East Bangkok (Bang Na, Krungthep Kreetha, Phatthanakan, Rama 9), followed by the Ratchaphruek–Pinklao side in the west and Nonthaburi. This guide explains what “luxury” actually buys you at each budget, where to look and how to shortlist with confidence.
What counts as a “luxury house” in Bangkok?
There is no official definition. In practice, buyers and developers use the term for detached houses in gated estates that combine three things: a larger plot than a standard housing estate, a house of 250 m² or more, and estate-level services — 24-hour security, a clubhouse with pool and gym, and professional management. Brands such as Sansiri’s Setthasiri and Narasiri, SC Asset’s Grand Bangkok Boulevard, Land & Houses’ Nantawan and AP’s premium lines all sit in this segment.
Above roughly THB 60 million you move into “super-luxury”: very large plots, private lifts, double-height living rooms and often fewer than 30 houses per project. Below THB 15 million you are usually looking at mid-market detached homes or townhomes rather than luxury estates.
Luxury house prices in Bangkok: what the data shows
We track the published starting prices of 103 detached-house projects from six major developers. The table below summarises what we see in our own data as of October 2026.
| Starting price | Share of projects | Typical land* | Typical living area* |
|---|---|---|---|
| THB 15–20M | 35% | 58–100 sq wah | 244–333 m² |
| THB 20–30M | 19% | 58–100 sq wah | 285–420 m² |
| THB 30–50M | 25% | 85–100 sq wah | 347–447 m² |
| THB 50–100M | 18% | 115–133 sq wah | 439–575 m² |
| THB 100M+ | 2% | 200 sq wah + | 650 m² + |
*Middle half of the projects that publish the figure; many developers publish living area but not plot size, so treat land ranges as indicative. 1 square wah = 4 m².
The median starting price across all projects is close to THB 30 million, and four bedrooms is by far the most common layout. Prices are “starting from” figures: corner plots, larger lots and upgraded specifications in the same project can cost 20–40% more.

Where to look: Bangkok’s luxury house zones
East Bangkok — Bang Na, Krungthep Kreetha, Phatthanakan, Rama 9
Half of the projects we track are here. Krungthep Kreetha Road is lined with premium estates, there are several international schools nearby (including Brighton College and Wellington College on Krungthep Kreetha, and Bangkok Patana in Bang Na), and Suvarnabhumi Airport is close. Expect heavier traffic on the main roads at rush hour. See luxury homes in East Bangkok.
West Bangkok — Ratchaphruek, Pinklao, Borommaratchachonnani
The west side often gives you a bigger house or more garden for the same budget. Ratchaphruek Road is a quieter, greener corridor with direct access to the Thonburi side. See luxury homes in West Bangkok.
Nonthaburi and North Bangkok
Nonthaburi (Chaengwattana, Ratchaphruek, Ngamwongwan) is popular with families and has the lowest median starting price of the main zones, and International School Bangkok is in Nichada Thani. North Bangkok along Vibhavadi and Don Mueang is close to Harrow International School. See Nonthaburi and North Bangkok.
City centre — Sathorn, Rama 3, Sukhumvit
Detached houses in the centre are rare and priced accordingly; most central buyers choose between a handful of projects or a luxury condominium. See central Bangkok.

How to shortlist a luxury house
- Fix the all-in budget. Add transfer-day costs, furniture and fit-out (often 10–15% of the price) and a reserve. Our cost guide breaks this down.
- Test the commute. Drive to school and office at 7:30 am and 5:30 pm before you fall in love with a show house.
- Compare plot, not just house size. Ask for the exact land area of the plot you are offered, its orientation and what will be built next to it.
- Check the developer and the estate. Read the land-allocation permit, common-fee rate and how many phases are still to be built.
- Read the contract before the deposit. Construction schedule, specification list, defect warranty and what happens if handover is late.
